Lease negotiation and build-out

The lease decides what you can build, when rent starts, and how hard it is to leave. We help you negotiate from the clinic model, then manage the fit-out so the space matches that model.

Signing a lease before the clinic model, the budget, and the room list are defined is the mistake we see physicians walk into most often. After that signature, layout problems become change orders.

Lease negotiation support

We work through the business terms that change how a medical clinic operates:

  • Whether the space can hold the rooms, the circulation, and the support areas the model needs.
  • What the landlord builds, what you build, and who pays for HVAC, after-hours air, plumbing, and electrical capacity.
  • When rent starts, including any fixturing period while you still cannot see patients.
  • Permitted use, exclusivity, signage, parking, and accessibility.
  • Assignment, renewal, and restoration, including what happens if the professional corporation is not formed yet.
  • Personal guarantees: what they would cover, so you are not agreeing in the abstract.

The practical list, written as mistakes to avoid, is the lease mistakes guide.

Build-out project management

Once the deal is in place, the fit-out needs a single sequence. We keep the room list, the budget, the long-lead items, the inspections, and the opening date in one place. The point is to stop "small" field decisions from quietly redesigning the clinic.

Marco Pelchat built both Central Park Medical Clinic locations, a pediatric and pediatric endocrinology clinic in Ottawa. That project work is why lease and build-out is a defined service here.

Questions physicians ask

Who reviews the lease?

Your lawyer reviews the offer and the lease. We prepare what the clinic needs, and we stay in the business negotiation so the term, the fixturing period, the landlord's work, and the permitted use match the way you will practise.

Who runs the construction?

Your design team and your contractor build it. We keep the scope, the sequence, and the decisions lined up with the room list.
